Welcome

A small property, run by the family that built it

We cleared a slope of pine above New Theed, in the hills behind Srinagar, and put up a single A-frame with a glass gable. It opened to guests in 2026.

One cottage means one booking at a time and one family looking after it. We cook the breakfast in our own kitchen and answer the phone ourselves. Nothing here is run by a chain, and nothing about it is trying to be a hotel.

Everything included

Comfort, at the head of the valley

The mountain does the drama. Our job is to make sure the water is hot, the fire is lit and the lights stay on when the grid does not.

Heating & cooling

An air conditioner in each bedroom — warm through the winter, cool in July.

Hot water, all day

A gas geyser backed up by solar, so the shower is hot at dawn.

Power backup

Inverter and generator cover the winter cuts without a flicker.

A Kashmiri kitchen

Noon chai and girda in the morning; a proper dinner cooked to order.

Wi-Fi that holds

Broadband to work from, with mobile data behind it when the line drops.

Private parking

Gated, lit, and a few steps from your door.

A deck of your own

Seating outside under the pines, with the ridge in front of you.

We do not publish a nightly rate, because the honest number moves with the season and the length of the stay. Ask, and you get the real figure by reply — with breakfast already in it.

What you see is what you get

Every photograph on this website was taken at the cottage. No stock images, no wide-angle tricks, no borrowed views of somebody else's garden.

Someone is always here

A caretaker lives on the property year round. Hot water, spare blankets and a torch are a knock away at any hour.

When to come

The same valley, four times over

March – May

Spring

Almond blossom, then the tulip garden below the Zabarwan for its few weeks. Mild days and cold nights — the kind that still want a warm room.

June – August

Summer

Our busiest season. Deep shade under the pines and mid-twenties here while the plains are at forty-five.

September – November

Autumn

The chinars turn, the walnuts come down, and the light is the clearest it gets all year. Our own favourite time to be here.

December – February

Winter

Chillai Kalan from the twenty-first of December. Snow, a kangri in your lap, and the reason the cottage was built this shape.
