Our story
Built by hand, opened this year
We are not a hotel group. We are a family who put up one cottage in the pines above Srinagar, and who are here every day it is open.
Everything on this property was built by people who have to live with the result. That is the whole philosophy, and it explains most of the decisions we have made.
It explains why the cottage faces the direction it does, why the windows are where they are, and why the bedrooms are on the side that gets the morning.
How it was built
From the slope to the door
The slope
A patch of pine above New Theed, steep enough that nobody had wanted to build on it, with the Zabarwan ridge filling the whole eastern sky.
The frame
An A-frame, because it is the roof that sheds a Kashmiri winter without arguing. Raised on site, by hand, over one long season.
Two bedrooms
A room on each side, each with its own bathroom attached, and one open floor below holding the kitchen, the table and the glass.

First guests this year. Everything you see on this website is the cottage as it stands today — no renderings, no photographs of somewhere else.
Your hosts
You will meet us, not a front desk
One of us is on the property every day of the year. We carry the bags up from the gate, we have the rooms warm before you arrive, and we are the ones who answer when you call at ten at night because the road looks worse than you expected.
We grew up in this valley and have walked most of what is worth walking in it. Ask us where to go and you will get a real answer, including the days when the honest answer is to stay in and let the weather pass.

Three rules we will not break
We build with what falls
The beams came from pine already down after the winter storms. We have not taken a standing tree on this land, and we do not intend to.
Everyone here is from here
Our whole team lives within a few kilometres of the gate. They are paid year round, not just in season, which is why the same faces will greet you every time you come back.
We would rather lose the booking
If the weather is turning, or the cottage is not right for your group, we will say so — even when it costs us the night. We would rather have you back than have you once.
