Questions we are asked most
We quote for your dates rather than publishing one nightly rate — January and June are genuinely different prices, and a week is not priced like a weekend. Send an enquiry or a WhatsApp message with your dates and we reply with the exact figure, usually within a couple of hours. Breakfast is always included.

Your dates are reserved once you confirm with an advance, arranged with us directly — this website never takes a payment and never asks for card details. The balance is settled at the cottage.
No. There is one cottage on the land, so while it is yours the whole place is yours — the deck and the path into the pines included. The only other person here is our caretaker, who lives in a separate room by the gate.
Because we have not earned any yet, and we would rather show you an empty review page than invented ones. This is our first season. Everything on this site is a photograph of the actual cottage and a promise we can keep; the reviews will follow when real guests have written them.
New Theed sits in Harwan, at the top end of Dal Lake. Shalimar Bagh and Nishat Bagh are a short drive, the Boulevard and Lal Chowk are further round the lake, and Srinagar airport is roughly an hour depending on traffic. Tell us your arrival time and we will send directions and a live road update.
For most of the season, yes. The Harwan road is cleared and reachable by a normal car apart from the heaviest snow days in Chillai Kalan, when we arrange a pickup from the main road at cost. We will always tell you honestly what the road is like before you set out.
Tell us how many you are in the enquiry and we will answer straight away. There are two bedrooms, each with its own bathroom, and an open living room and kitchen below. If you are a larger group we can add beds — say so when you write and we will confirm what fits and include it in the price we quote you, so there is no surprise when you arrive.
Check-in from 1:00 pm and check-out by 11:00 am. If the cottage is free the night before, we are happy to let you in early — just ask.
Breakfast is included with every stay — noon chai, girda and eggs, or kahwa if you prefer. Lunch and dinner are cooked to order with a day's notice, and there is a fully equipped kitchenette in the cottage if you would rather cook for yourselves.
Well-behaved dogs are welcome. Please mention your pet in the enquiry so we can have the cottage ready for them.
The property is gated, with a caretaker living on site all year. The path is lit after dark, and the cottage has a lock, a smoke alarm and a first-aid kit.
